Zip Codes: 90032, 90031, 90065, 90042, 90041
Neighborhoods just north of downtown L.A. and part of the City of L.A. Commutes from five to nine miles to the downtown, a plus. The northern streets are close to Pasadena, also a job center with many restaurants and amusements. www.mccormacks.com
School rankings low-middle to fairly high. Census 2000 counted 241,403.
Home to a large Cal State University and Occidental College. A real mix. Low-income neighborhoods sit side-by-side with middle and upper neighborhoods. Often a drive of just a few blocks will show a dramatic change in housing quality. Some new housing, including a gated hilltop condo complex.
For the middle- and upper-income housing, take a spin up Mount Washington Drive. Here you will find lovely homes, many artistically done. Great views of downtown L.A. Plenty of trees, shrubs and foliage. Favorite neighborhood of writers, artists.
Also in the middle-class way, the neighborhoods around Occidental College, Eagle Rock in general, and the hill sections. Some hill neighborhoods on the east side, however, have old, worn housing built on narrow streets.
For the low-income, drive the streets around Broadway. www.mccormacks.com
Sample school rankings: Eagle Rock Elementary, 70th and 80th percentiles; Lincoln High School, 20th to 40th percentile; El Sereno Elementary, generally 20th to 50th percentile. Several magnet schools. See Schools.
Many parks, activities, especially from the college and university, close to downtown and all it offers, operas, movies, etc.
Crime figures not available but the presence of security doors and bars, especially in the low-income neighborhoods, indicate concerns about crime. As you move north into Eagle Rock, security devices become fewer. See Crime.
Buses, Metrolink (commuter rail) for some residents. Highway 110, Highway 2 and, a ghost from the past, Route 66.
Light-rail station at Highland Park; line runs to downtown L.A. and to Pasadena. www.mccormacks.com
