Low- to middle-income towns located at the northeast side of the San Fernando Valley in the foothills of the San Gabriel Mountains. Pacoima is bordered by the City of San Fernando on the north and by Interstate 5 on the west. www.mccormacks.com
Arleta is situated on the west side of Pacoima, and Lake View Terrace on the east side. Population for area, about 100,000.
All are towns or neighborhoods of the City of Los Angeles. Education by the Los Angeles Unified School District, which has passed several bonds to renovate its schools.
Lake View Terrace glides over city lines and into the hills where horse ranchettes and large homes can be found. If you love horses or want the country life, and can put up with some odors, take a drive up Kagel Canyon Road.
Many of the Pacoima-Arleta homes were built right after World War II. Some show loving care, many do not. Some people keep their lawns green, others park their cars on the lawn. Security doors and window bars are common in many neighborhoods. Los Angeles police provide protection.
As you move toward the hills, the housing improves a little in size and quality and above Foothill Boulevard moves into the fairly new and middle class. www.mccormacks.com

Library, seniors center. Recreation center. Large regional park with golf course around Hansen Lake. About half-dozen parks. Japanese-American Community Center. Close to the Angeles National Forest.
Three freeways. About 19 miles to downtown L.A. Metrolink (commuter rail) in San Fernando. Regional airport. If moving to area, check the plane noise.
