Located
east of Interstate 15 in vicinity of Rancho Peñasquitos, Rancho Bernardo and
Poway. Erected over the last 20 years, the homes generally two story, creamy
stucco, tile roof. Carmel Mountain Ranch, 12,734 people; Sabre Springs, 10,850. www.mccormacks.com
Both are
within the Poway School District. Scores in 80th and 90th percentiles, among
tops in state. See Schools.
Both are
middle to upper-middle, master planned and have the usual modern touches,
walk-in closets, tile roofs, lots of natural light, large kitchens. Many of the
homes are built over hills or mesas; some homes will have views of countryside.
Median age
of residents at Carmel Mountain Ranch is 38 years with children under 18 making
up 26 percent of total.
For Sabre
Springs the comparable numbers are 38 and 29 percent kids. These numbers say
family neighborhoods with many in their teens.
Zero homicides in Carmel Mt. in 2004,
2003, two in 2002, one in 2001. In Sabre Springs, zero in 2004 and 2003 and one

Clear away

For Carmel
Mountain Ranch, exit Interstate 15 at Carmel Mountain Road. Golf courses are
located on both sides of the freeway.
Shopping
plazas and park near the freeway. Mervyns, Ross, Home Depot, Costco. Movie
complex. Restaurants. Exercise club. Two giant bookstores, a reflection of the
upscale demographics. Library.
About
5,000 single homes, condos and apartments. Homeowner associations. Three parks.
Community pool and rec center (gym, meeting rooms) serve both communities.
Sabre
Springs is south of Carmel Mountain Ranch. Covers about 1,500 acres. Land set
aside to protect Indian artifacts, sites. About 3,900 single homes, apartments
and condos. Large regional park with trails to south of neighborhood. www.mccormacks.com
Maps of
the area will show large areas of empty space for the communities. These spaces
generally are too steep for homes.
Commutes
to downtown San Diego are draining. Interstate 15, even with FasTrak and
diamond lanes, often clogs. Relief arrived in 2004 with the opening of Highway
56 to Interstate 5. This shortens drive to jobs around Sorrento Valley and UC
San Diego.
Carmel
Mountain Ranch and nearby communities have built office-research-parks and
attracted thousands of jobs. Marine Base at Miramar, a short drive, employs
thousands. Park-and-Ride lots in both towns.
