Baldwin Hills is an unincorporated pocket of land about 5 miles in from the ocean, near Culver City. www.mccormacks.com

Most of the hills lack housing and include about 400 active oil wells and a large regional park with views of L.A. Basin, the mountains and Santa Monica Bay.

To the east of the hills and buffered from the oil derricks are three unincorporated neighboroods that are sometimes wrapped into Baldwin Hills — View Park, Windsor Hills and Ladera Heights.

View Park-Windsor Hill tallies 10,958 residents and 4,738 housing units. Ladera Heights counts 6,568 residents in 2,755 housing units. For all three neighborhoods, 20 percent are under age 18 and 33 percent over 55 years. Mature families. Kids grown.

The housing in the three neighborhoods, most of it built after 1950, mixes styles and sizes. Many of the units are built on view lots. Some of the homes and apartments go up the scale but most are built for the middle class.

Slauson Avenue and La Cienega Boulevard bisect the neighborhoods and feed into nearby freeways.  L.A. International Airport is about three miles to the south. Plenty of jobs in this region and many residents probably enjoy a short commute. www.mccormacks.com

Served by the Los Angeles Unified School District. School rankings for the 54th Street Elementary run from the 10th to the 60th percentile. Rankings for Windsor Hills Math Science Elementary land in the 50th and 60th percentile. Several charter schools in the area.

Educational pluses include the West Los Angeles Community College. 

Regional Park includes a lake and hiking trails. Two other parks are located in the neighborhoods and the community college offers many recreational activities for residents. Library. Close enough to the Pacific to make the beaches a convenient playground.

On the northeast side of View Park can be found the Baldwin Hills-Crenshaw Plaza, a shopping mall with a Wal-Mart.

In 1951, city opened a reservoir on top of Baldwin Hills. As oil was pumped out, land sunk and one day in 1963 the dam cracked and sailed off in the deluge — five killed. www.mccormacks.com
